Most emergencies are slow leaks nobody scheduled. The maintenance desk keeps a vendor bench, decides what is actually urgent, and handles the small work under a number we agree in writing.
The desk
Urgent means water, heat, access, and safety.
Everything else is scheduled. A dripping faucet should not wait on a thread, and a kitchen renovation should not happen because someone was already in the house. The threshold in the agreement is what separates those two.
Structural work, anything that changes the look of the home, and anything over that amount comes back to you first, with a recommendation.
