The standard
What “clean” means when we say it.
A turnover is finished when the next guest could arrive early and we would not be embarrassed. That is a checklist, a par level of linen, and someone who will say when a room was left worse than a normal stay.
- Kitchen reset: surfaces, appliance fronts, dishes, and the floor you can see under the table
- Bathrooms descaled, glass cleared, towels set the same way every time
- Beds made to a hotel fold, not a tug and a hope
- Floors, glass, and the handles people actually touch
- Inventory: what is missing, what is damaged, noted before the next guest
- A photo closeout when you want to see the rooms without driving over

Linen and restock
Sheets from a rotation. Soap where the guest looks.
Washing yesterday’s sheets in the unit, during the two hours you have before arrival, is how stays start badly. A linen program keeps enough sets in rotation that turnover day is making beds, not doing laundry.
Restock is the same idea for the small things: coffee, dish tabs, paper, hand soap, a welcome note that belongs to that house.

Price follows the rooms, not a flat guess.
We quote a clean after we know the home. These are the things that move it. There is no teaser rate that quietly excludes the bathrooms.
- Bedroom and bathroom count
- A same-day turn with a tight gap
- Pets, a hot tub, or a heavy outdoor space
- Linen washed off-site versus a panic cycle in the unit
- Restock of coffee, soap, and the small hospitality items
