If you live elsewhere, the risk is not a single dramatic repair. It is the slow ones: a lease that renewed by accident, a drip nobody owned, a tenant who stopped writing because nobody answered the first time.

Animus is the point of contact for the resident and the record for you. You approve what is past the threshold. We do the rest without turning every faucet into a meeting.

Place the tenant

Marketing, showings, screening, and a lease. We would rather wait a week than install the wrong resident for a year.

Collect and account

Rent comes in, the owner is paid, and the statement says what happened. Late rent is handled, not hoped away.

Keep the building boring

Inspections, notices, renewals, and the small repairs under an agreed threshold. Drama is not a management style.

Know when to switch rhythms

A long-term home can later become furnished and mid-term, or the reverse. We will say when the building wants a different plan.

Upkeep

A maintenance desk, not a scavenger hunt.

We keep trades we will call again: plumbing, electrical, HVAC, locksmith, appliance. Urgent means water, heat, access, and safety. Everything else is scheduled like an adult.

  • Seasonal checks so winter is not the first inspection of the year
  • Photos and a note when something is found, not only when it fails
  • Your approval before work crosses the number in the agreement
  • The same desk can sit beside housekeeping, if the home is a stay
