Animus Management Services

Someone has to
answer the house.

We run residential property for the owner who is not standing in the kitchen. Long-term tenancies, short-term and mid-term stays, and the housekeeping that makes a turnover feel finished.

The practice

One operator for the lease, the listing, and the clean.

Most owners end up managing a pile of people: a cleaner who might arrive, a handyman from a group text, a guest who writes at eleven, a tenant who needs a new lease. Animus is the company that holds those threads.

You keep the asset and the decisions that are actually yours. We carry the calendar, the conversation, and the standard of the rooms.

Three kinds of care

Tenancy, hospitality, and the hours between guests.

  • Homes.A lease, a screened tenant, rent that arrives, and a house that is not quietly falling apart between visits.
  • Stays. The listing, the price, the person at the door, and the message that should not wait until morning.
  • Care.A turnover that would pass a hotel inspection — available inside management, or on its own if you still run the listing.

A Saturday

A turnover is a sequence, not a scramble.

  1. 10:00

    Checkout

The lock records it. The cleaner is already on the way, because the calendar was read yesterday.

  2. 11:00

    The clean

Against a written standard. Kitchen, baths, floors, beds, glass. Not a once-over and a hope.

  3. 13:00

    Reset

Linens from the rotation. Soap, coffee, and the welcome note back where a guest expects them.

  4. 13:30

    Proof

Photos of the finished rooms, and anything that looks wrong, before the next arrival — not after a complaint.

  5. 15:00

    Arrival

The guest has a code, a house manual, and a person to write if the door misbehaves.

  6. Evening

    The message

If they write, someone answers. A stuck heater does not wait until Monday morning.

The rhythm

Not every house should be a nightly rental.

The useful question is which stay length the building, the block, and the local rules can actually support. We will recommend one — including the quieter ones.

Nightly

Length
1–29 nights
Wear
Highest
The work
Pricing, guest desk, a clean every checkout
Fits
A guest-ready home where short stays are allowed

Mid-term

Length
30–180 nights
Wear
Moderate
The work
Placement, inventory, a scheduled clean
Fits
Furnished homes, stricter cities, fewer strangers

Long-term

Length
A year, more or less
Wear
Lowest
The work
Leasing, rent, upkeep, renewals
Fits
Owners who want a resident and a calmer month

The rooms

The kind of home this work is built for.

A modern villa with a swimming pool and glass railings
A bedroom with a tall upholstered bed and city windows
A bright kitchen with marble counters and white cabinetry
A lived-in apartment living room with books and houseplants
A styled sitting corner with a round mirror, plants, and a cane cabinet

01

Answer the real problem

A guest does not want a map of your vendors. One operator owns the outcome.

02

Leave it better

The next arrival should not be able to tell how rushed the last checkout was.

03

Tell the owner the truth

An ordinary month can be reported as ordinary. A problem should arrive with a recommendation, not a surprise invoice.

04

Respect the street

A five-star review does not repair a hostile neighbor. House rules are part of the job.

Questions

Before you write.

A few answers owners usually want before a walkthrough.

All questions

No. Nightly stays are one line of the work. We also run long-term tenancies, furnished mid-term stays, and housekeeping on its own for owners who still want to manage the listing.

Yes. Turnover housekeeping stands alone. Many owners start there, then ask us to take the listing once the clean is no longer the thing they worry about.

Management is a percentage of the money the home actually collects. Cleaning is priced per turnover. Launch is a project fee. The figures we open with are on the owners page, and the written agreement confirms the number for your property.

On homes we manage, we do. A lockout, a leak, or a heat call is part of hospitality, not an extra you discover later.

Begin

Tell us about the house.

City, size, and whether you want a tenant, a guest, or simply a clean you can trust. If we cannot reach the property properly, we will say so.
